Sales Contract - Patriot Title reviews the sales contract and determines your overall closing

New Loans - Patriot Title will be requested by your lender to prepare most of the loan closing
documents and disburse your loan funds. Patriot Title has extensive experience in closing VA,
FHA, SBA, and Conventional Loans, as well as any number of non-conventional loan types.
Additionally, Patriot Title has extensive experience in closing and servicing construction loans
for both residential and commercial real estate.
Title Insurance - Patriot Title can provide the title insurance policies lenders require, and also
owner's title insurance protection at reasonable rates.
Coordination - We arrange for the closing, and gather all pre-closing information on the buyer,
seller, and lender. We verify the accuracy of all information before proceeding to closing.
Review - We will review the survey, termite inspection, septic and well tests, and other
documents to ensure compliance with the contract and lender's requirements.
Pre-closing - Patriot Title prepares all of the closing documents, from the deed to the loan
papers, all to the lender's precise specifications. This is usually a large number of documents,
so accuracy and correctness are critical.
Closing - Once the information has been collected, verified, and all documents prepared, Patriot
Title conducts the closing of the transactions through its trained, qualified staff. All documents
are signed, and all financial matters regarding the sale are concluded. Since Patriot Title only
accepts certified funds, disbursement of funds is immediate and guaranteed. After closing,
Patriot Title disburses all monies collected, prepares loan payoffs, records all of the
documents, forwards all loan papers to the lender, and pays any liens or taxes which are due.
Post Closing - Finally, Patriot Title updates the title after closing to ensure that all documents
have been properly recorded, issues the appropriate title insurance policies and forwards to the
lender and the buyer the final recorded documents.
